Our Foucs

Boutique Hotels and Senior Hospitality.
Different needs, same heart.

Whether you’re staying for a night or a season, we believe the heart of hospitality is the same: presence, dignity, and care that lasts.

Jane Hospitality is a women-led hospitality investment platform focused on two distinct but connected verticals: boutique hotels and senior hospitality.

At first glance, they may seem worlds apart — but both are about creating spaces where people feel cared for. By pairing hospitality strategy with human-centered design, we create investments that deliver strong returns while shaping environments rooted in integrity and love.

BOUTIQUE HOTELS

We pursue small-to-midsize boutique hotel investment opportunities that are ready for repositioning—especially in walkable downtowns and lake towns across the Midwest.

We look for character-rich buildings, underutilized brands, or owner-operators ready to transition. Projects typically range from 50 to 150 keys, and we partner with third-party hotel managers aligned with our ethos.

What guides our work:

  • Adaptive reuse and independent rebranding

  • Sensory-aware design and neighborhood connection

  • Target markets: Wisconsin & Greater Midwest

  • Asset classes: upper-midscale to boutique lifestyle

  • Strategy-first partnerships—no commodified boutique formulas

Senior Hospitality

We focus on developing residential assisted living homes (RALs)—emotionally intelligent, small-scale alternatives to traditional elder care.

Our care home projects are in early development across Wisconsin and are designed to serve 16 to 20 residents in suburban or small-town communities with strong referral networks. Each home will be built to reflect Jane's core philosophy: beauty, presence, and care that feels personal.

What defines our focus:

  • Single-family conversions and new-build RALs

  • 1:4 caregiver ratio, 24/7 staff

  • Sensory comfort, relational presence, and end-of-life dignity

  • Exploring Medicaid and VA inclusion models for future residents

  • Target markets: Southeast Wisconsin suburbs

Our Values-Aligned Investment Philosophy

1 / Profitability with Pride

Returns that last. We aim for healthy, sustainable IRR — but never at the cost of integrity, care, or design.

2 / People-First Partnerships

We collaborate with operators and creators who know that care is strategy — building stronger teams, loyalty, and reputations that endure.

3 / Long-Term Vision

We invest for resilience, not quick wins — creating communities and assets that stand steady through cycles and seasons.

Frequently Asked Questions (FAQs)

Are you currently operating any hotels or care homes?

Not yet. We’re in the early development stage, focused on building relationships and setting the foundation for projects that truly reflect our values.

Where will your first projects be located?

We’re based in Wisconsin and focused on regional growth, but we’re open to opportunities in other markets that share our values and vision.

What makes Jane Hospitality different?

We lead with care. We ask different questions. And we design with the people inside the building in mind — not just the building itself.

What does “senior hospitality” mean?

Most people call it senior living. We call it senior hospitality, because we believe beauty, care, and presence should be part of every stage of life — not just the beginning.

Is Jane Hospitality a hotel management company?

No. We’re an investment and strategy platform. We partner with third-party operators who align with our standards for care, design, and experience.

How does design fit into your investment model?

Design is a form of care. It affects how people feel, heal, and remember. We treat it as essential — not decorative.

What kinds of properties do you focus on?

We invest in boutique hotels and small residential care homes. While they serve different needs, both are rooted in the same belief: that hospitality should feel human, thoughtful, and built to last.

Are you looking for investors or capital partners?

We’re always open to conversations with people who believe hospitality can be both financially sound and emotionally intelligent. If that sounds like you, we’d love to connect.

Why both boutique hotels and senior hospitality?

They may look different, but both are about how we care for people. Whether someone is staying for a weekend or living out their final chapter, the question we ask is the same: Does it feel like love?
